Common Water Heater Problems We Fix
No hot water at all: could be a failed heating element (electric), a dead pilot or thermocouple (gas), or a tripped high-limit switch. Lukewarm water: a failing lower element or undersized unit. Water that runs out too fast: sediment buildup reducing tank capacity or a dying element. Leaking around the tank base: often the pressure relief valve or a corroded drain valve. Rumbling or popping sounds: sediment on the tank floor burning with each heating cycle — a flush usually resolves it.
Tank vs. Tankless Diagnosis
Tank heaters have fewer components but sediment buildup is their main enemy in DFW’s moderately hard water. Tankless units have more electronics — error codes, flow sensors, heat exchangers — and require a technician familiar with the specific brand. We work on both. We’ll tell you upfront if the unit is worth repairing or if replacement is the smarter investment at this point in its life.
What We Do
We diagnose first — no guessing. Thermocouple or pilot assembly replacement, heating element swap, anode rod inspection, sediment flush, pressure relief valve replacement, thermostat adjustment. Written flat-rate quote before any repair begins. 2-year labor warranty on all work.
