Water Heater Repair in Plano & DFW

No hot water means no showers, no dishes, no laundry. Staggs Plumbing diagnoses water heater problems the same visit and fixes most on the first trip — written flat-rate quote before we touch anything.

Common Water Heater Problems We Fix

No hot water at all: could be a failed heating element (electric), a dead pilot or thermocouple (gas), or a tripped high-limit switch. Lukewarm water: a failing lower element or undersized unit. Water that runs out too fast: sediment buildup reducing tank capacity or a dying element. Leaking around the tank base: often the pressure relief valve or a corroded drain valve. Rumbling or popping sounds: sediment on the tank floor burning with each heating cycle — a flush usually resolves it.

Tank vs. Tankless Diagnosis

Tank heaters have fewer components but sediment buildup is their main enemy in DFW’s moderately hard water. Tankless units have more electronics — error codes, flow sensors, heat exchangers — and require a technician familiar with the specific brand. We work on both. We’ll tell you upfront if the unit is worth repairing or if replacement is the smarter investment at this point in its life.

What We Do

We diagnose first — no guessing. Thermocouple or pilot assembly replacement, heating element swap, anode rod inspection, sediment flush, pressure relief valve replacement, thermostat adjustment. Written flat-rate quote before any repair begins. 2-year labor warranty on all work.

Water Heater Repair in Plano & DFW — Common Questions

Straight answers before you call.

How do I know if my water heater needs repair or replacement?

Age is the biggest factor — tank heaters typically last 8–12 years. If yours is under 8 years and has a single component failure (element, thermocouple, anode), repair usually makes sense. If it's older and has multiple issues or is actively leaking from the tank body, replacement is the better investment. We'll give you an honest assessment.

Why do I have lukewarm water instead of hot?

On electric heaters, this usually means the lower heating element has failed — only the upper element is working, which heats a smaller portion of the tank. On gas heaters, a partially clogged burner orifice or a failing thermostat can cause the same symptom. We diagnose which it is before quoting.

What's that rumbling sound coming from my water heater?

Sediment — calcium and mineral deposits from DFW's moderately hard water — accumulates on the tank floor. When the burner heats the water, it pops and rumbles through the sediment. A tank flush removes it in most cases. Left too long, sediment can overheat the tank bottom and shorten its life significantly.

My pilot light keeps going out. What's wrong?

Usually a failing thermocouple — the safety sensor that detects the pilot flame and holds the gas valve open. It's a common, inexpensive repair. If the pilot relights but the burner won't stay on, the gas valve itself may need replacement.

How long does water heater repair take?

Most common repairs — thermocouple, element replacement, sediment flush — are completed in 1–2 hours on the same visit. We carry common parts on the truck. If a less-common part is needed, we'll get it next day in most cases.
