These are the issues Collin County and North Dallas homeowners call us about most. Each one has a specific cause — and most can be diagnosed same-day.
Gas units: Most common cause is a failed thermocouple or gas control valve — the pilot lights but the burner won’t fire. Electric units: Upper or lower heating element failure, or a tripped high-limit reset button on the thermostat. Verification: If the pilot is lit but the burner won’t ignite, the thermocouple likely needs replacement. If the breaker is on but elements aren’t heating, test with a multimeter or call for diagnosis.
Water pooling beneath the tank usually indicates internal tank corrosion (the glass lining has cracked, exposing the steel shell to water) or a failed drain valve. A leak from the T&P relief valve discharge pipe typically means excessive pressure or temperature — not a tank failure. Age signal: If your tank is 8+ years old and leaking from the bottom, replacement is almost always more cost-effective than repair. Internal tank corrosion cannot be patched.
Sediment from North Texas hard water (15–20+ grains per gallon — nearly double the national average) settles on the bottom of the tank and hardens over time. When the burner fires, water trapped beneath sediment flashes to steam, causing popping or rumbling sounds. Verification: If flushing produces chunks of white or tan mineral debris, sediment is the confirmed cause. Annual flushing prevents this. If the tank has never been flushed and is 5+ years old in North Texas, expect significant buildup.
The sacrificial anode rod inside the tank corrodes intentionally to protect the steel shell. Once the anode is fully depleted, the tank itself begins to corrode — producing rust-colored hot water (cold water will run clear if the source is the water heater, not the supply). Maintenance signal: Anode rods should be inspected every 3–5 years and replaced when more than 50% depleted. In North Texas hard water, replacement every 3 years is typical.
Three common causes: (1) Undersized unit — a 40-gallon tank struggles to serve a 4+ person household with simultaneous showers and appliances. (2) Sediment buildup — mineral deposits displace usable water volume in the tank, effectively shrinking capacity. (3) Broken dip tube — the cold inlet tube has cracked, mixing incoming cold water with stored hot water near the top of the tank.
The thermocouple is a safety sensor that sits in the pilot flame and generates a small electrical signal to keep the gas valve open. When a thermocouple fails or drifts out of position, it can’t sense the pilot — and the gas valve shuts off as a safety measure. Also check: Draft conditions. Water heaters in garages or utility rooms with poor combustion air supply can have intermittent pilot issues from wind or negative pressure.
Sulfur smell in hot water (but not cold) is caused by anaerobic bacteria reacting with a depleted magnesium anode rod inside the tank, producing hydrogen sulfide gas. This is a water chemistry issue, not a health hazard at these concentrations. Fix: Replace the magnesium anode with a zinc or powered anode rod, and flush the tank. A powered anode eliminates the bacterial reaction entirely and never needs replacement.

North Texas conditions affect water heater performance and lifespan more than most homeowners realize. These are the factors we account for on every job.
North Texas municipal water measures 15–20+ grains per gallon (GPG) — nearly double the national average of 10 GPG. This mineral-heavy water deposits calcium and magnesium sediment inside tank water heaters every time the burner cycles. In gas tanks, hardened sediment insulates the bottom of the tank from the burner, forcing longer burn cycles, higher energy costs, and premature tank failure. In tankless units, scale coats the heat exchanger and reduces flow rates until the unit throws an error code. Prevention: Annual tank flushing and annual tankless descaling are recommended in North Texas. A water softener or scale inhibitor extends equipment life significantly.
Texas plumbing code requires an expansion tank on all new water heater installations in closed-loop systems (any home with a PRV or backflow preventer on the main — which is most Collin County and North Dallas homes). Plano and Rockwall both require permits for water heater replacement. Gas installations require a sediment trap (drip leg) on the gas supply line. A pressure reducing valve (PRV) is required if incoming water pressure exceeds 80 PSI — Plano water pressure ranges from 45 to 125 PSI depending on location. We pull all permits, install all required components, and schedule city inspections.
In North Texas, natural gas is the dominant fuel for water heating — and typically the most cost-effective for tank-style heaters. Gas tankless units can reduce water heating energy use by 30–50% compared to a standard electric tank (per DOE estimates), though the upfront investment is higher. High-efficiency models may qualify for federal tax credits and Oncor utility rebates. We calculate estimated operating costs for each option so you can compare total cost of ownership, not just the sticker price.

Why this matters: Failed inspections delay your hot water, require rework, and cost more. Every Staggs installation is built to pass inspection the first time.
Whether it’s a repair, replacement, or maintenance — here’s how every water heater job works with Staggs Plumbing.
We confirm details, check parts availability, and schedule — often same-day for emergencies and replacements. You’ll get a text confirmation with your tech’s ETA.
Our tech inspects your water heater, tests components, checks your home’s plumbing layout and fuel type, and evaluates code requirements. We show you what we find — photos and video when it helps.
You get a written estimate on a tablet — no handwritten guesses. For replacements, we present options (unit type, brand, efficiency level) with total installed costs. For repairs, we explain the issue, the fix, and the cost. You approve before any work begins.
Shoe covers on, drop cloths down. We complete the work, pull permits where required, and handle all code components — expansion tank, PRV, sediment trap, venting, T&P discharge. Old units removed and hauled away.
We test the system, verify temperature output, check all connections for leaks, and walk you through what was done. You get emailed documentation — model/serial numbers, warranty info, maintenance schedule, and receipt. City inspection scheduled where applicable.
No hidden costs. The estimate you approve is the price you pay.

"I did extensive research before converting my two old attic tank water heaters to a tankless system, and I am so glad I chose Staggs Plumbing. Huge thanks to Tanner, Joseph, and Chris for providing 5-star service today. This wasn't an easy job—removing two heavy 50-gallon tanks from an attic is difficult work—but they handled it safely, efficiently, and with a positive attitude while keeping my home clean. They installed a Navien NPE-240A2 and paid attention to every detail, including proper isolation valves, a condensate neutralizer, and professional roof flashing for the new vent (they even painted the pipe to match my roof!). Tanner was honest and made sure I got the correct recirculation model for my large home, and the team stayed until the unit was fully tested to ensure we had hot water instantly. If you want a team that doesn't cut corners, offers fair pricing, and delivers high-quality workmanship, ask for this crew. 10/10 service!"Posted on Google Joshua AdkinsTrustindex verifies that the original source of the review is Google.
